Assumptions
- Species, grade, stain-grade finish, and hardware package can change final pricing after selections are approved.
- Deck and exterior wood scope assumes standard flashing and hardware unless specialty connectors are called out.
- Cabinetry and built-ins are priced by linear footage with standard installation assumptions.
- Structural corrections, engineering, and code upgrades may expand once walls or decks are opened.
- IRC references are guidance only. Final enforcement depends on the inspector and project conditions.
- Door and window rates assume ordinary rough openings and do not include major structural reframing unless written in.
